What Does a Land Surveyor Do?

Land surveyors accurately measure existing boundaries, as well as create new boundaries out of larger parcels, often referred to as subdivisions. They deal with the mathematical and physical aspects of measuring the land and apply those to the legal aspects of boundary law. Land Surveyors can determine precise acreage, elevations and the placement of buildings and structures relative to the boundary. Their services are used in almost every phase of construction.

What Kind of Survey Do I Need?

  • If you need to know where your property corners or property lines are, you need a boundary survey.
  • If you need a survey for a closing or to refinance, you need a lot survey, closing survey or title survey.
  • If your architect or engineer requests a survey with contour lines, you need a topographic survey, also known as an elevation survey.
  • If you are building on your property, you need a construction survey.
  • If you need a certificate for flood insurance or need to prove you do not need flood insurance, you need a flood survey or elevation certificate.
  • If your mortgage lender has asked for a survey to carry out a basic mortgage valuation, you need a mortgage survey.
